Real Estate Follow-Up: What to Do When Clients Ghost You

Every agent knows the feeling: a great viewing, a promising chat, then silence. Good real estate follow-up turns many of those silent clients back into conversations. Below are the WhatsApp and call scripts Dubai agents use for the silent buyer, the "let me think" client and leads that went cold months ago. Client ghost kar raha hai, kya kare? Follow up with value, not pressure.

Why clients go silent

Ghosting is rarely personal. Clients go quiet because:

  • They are busy, travelling or comparing options
  • They are not sure yet and do not want to say no
  • Their financing or plans changed
  • Your last message did not give them a reason to reply

Your job is to make replying easy and worthwhile.

The rules of real estate follow-up

  1. Always set the next follow-up date in your real estate CRM at the end of every conversation.
  2. Add value every time: a new listing, a recent transaction, a market update, an answer to a question they had.
  3. Make the reply easy: ask a yes/no or one-word question.
  4. Change the channel: if WhatsApp is silent, try a short call, or the reverse.
  5. Know when to pause: after several unanswered touches, move the lead to a long-term nurture schedule rather than giving up completely.

Script: the silent buyer after a viewing

"Hi Priya, hope the week is going well. After Saturday's viewing, I noticed a similar two-bedroom in the same tower came up at a slightly better price. Want me to send the details?"

Why it works: it references something specific, gives news, and needs a one-word reply.

Script: the "let me think" client

"Hi Omar, you mentioned you wanted to think about the Dubai Hills option. Usually that means one thing is still unclear: price, location or timing. Which one is it for you? Happy to look into it."

This turns a vague delay into a specific concern you can solve.

Script: the price objection follow-up

"Hi Sam, I checked recent transactions for that layout. Similar units have been transferring in a range close to the asking price. Would it help if I shared the data so you can decide?"

Use real data only. Never invent figures.

Script: the cold lead from months ago

"Hi Anita, we spoke in March about a villa in Arabian Ranches. Are you still looking, or did your plans change? Either way, happy to share what the market is doing there now."

Old leads are some of the cheapest leads you have. Many agents never call them back.

Script: the "break-up" message

After several unanswered messages: "Hi Raj, I don't want to keep messaging if the timing isn't right. Should I close your file for now, or keep sending you options?" This often gets a reply, because it asks for a simple decision.

Follow-up cadence that works

  • Day 1: thank-you and recap after first contact or viewing
  • Day 3: one piece of useful information
  • Day 7: a specific question or new option
  • Day 14: a call
  • Then monthly: market updates and new listings

In RealtorOne, keep these clients in the follow-up stage of DealFlow CRM and work that stage daily, so you are not relying on memory.

Off-plan follow-up across time zones

Many off-plan buyers are overseas investors. Follow up at a time that suits their time zone, keep messages short, and send clear documents such as payment plans and floor plans from the developer. Be precise and honest about handover dates and terms.

Practise your follow-ups live

In Live Labs, agents role-play follow-up calls and get feedback on tone and wording. Combine that with the ready scripts in the app and the closing guide.

Real estate follow-up after a viewing: the first 24 hours

The first day after a viewing is when real estate follow-up matters most. Within two hours, send a short thank-you message that recaps what the client liked and disliked, in their own words, and confirms the next step you agreed. Attach the floor plan or extra photos they asked for. The next morning, share one piece of new information: another unit in the same building, a recent transaction or an answer to a question that came up during the visit. If the client mentioned a partner or family member who needs to see the property, offer a time for a second viewing or a video walkthrough. Log everything in the CRM with the next follow-up date. This 24-hour routine keeps you top of mind while the viewing is still fresh, before another agent shows them something else.

Follow-up for landlords and sellers

Follow-up is not only for buyers and tenants. Owners also go quiet, especially after a valuation or when you ask for an exclusive listing. Send landlords a monthly rental update for their building and remind them of their tenancy renewal dates in good time. Send sellers recent transactions and buyer feedback after every viewing of their property. Owners who feel informed are far more likely to list with you, renew with you and refer you to other owners in the building.

Hinglish follow-up tips

Viewing ke baad 2 ghante mein message bhejo, agle din ek nayi useful update do, aur har lead ka next follow-up date CRM mein daalo. Client reply na kare toh channel badlo: WhatsApp se call, call se WhatsApp.

Real estate follow-up mistakes to avoid

Avoid messages that only say "any update?" or "just checking in"; they give the client nothing to respond to. Do not send long paragraphs or ten listings at once. Do not follow up from different numbers or pressure the client with fake urgency. And never stop following up only because you feel awkward; a polite, useful message is part of good service.

Real estate follow-up: frequently asked questions

How often should I follow up with a real estate lead?

A common cadence is day 1, day 3, day 7 and day 14, then monthly with useful updates. Adjust to the client's timeline.

What do I say when a client stops replying?

Send something specific and useful, ask a simple question, and if there is still no reply after several touches, ask whether to keep sending options.

Is WhatsApp or a call better for follow-up in Dubai?

Both. WhatsApp is common in the UAE, but a short call often restarts a stalled conversation. Switch channels when one goes quiet.

Where can I get ready-made follow-up scripts?

The RealtorOne app includes WhatsApp and call scripts for the silent buyer, the price objection, cold calls and "let me think".
